This tour covers the mixed-use, office/institutional and industrial district families in the attached draft, including UCR-R and RAC-O. It does not imply that every district is new in Phase II. Downtown and overlay regulations are outside this tour.
Drawings are illustrative principal-building massing studies on flat, rectangular interior parcels with no alley. Floor heights, parcel sizes and footprints are editorial assumptions. Facade design, use eligibility, parking, open space, coverage, frontage-length requirements, contextual setbacks, overlays and other standards still require review. Windows suggest floors; they do not model transparency compliance.

Each rule cites its physical PDF page and printed page label. Height: §B.30.030.B, physical p.49 / B.30-5. Footprint: §B.30.030.C, p.50 / B.30-6. Parcel lines: §B.30.040, pp.51–52 / B.30-7–8. Contextual setbacks: §B.30.060, pp.55–56 / B.30-11–12. Adjacency distances: §B.30.070, p.57 / B.30-13.
Flat-roof heights are measured to the roof beams from the applicable curb/finished-grade reference, taken at the facade centerline. Here grade and curb are equal. Roof-access and parapet allowances are not drawn. Adjacency is measured from the rear or side parcel line—not from the face of a neighboring building. Properties across an alley can count as abutting.
Contextual front setbacks can replace tabulated setbacks when the block meets the draft’s tests. EMX, UGN-2 and UCR-R require that adjustment where applicable; several other mixed-use districts allow it. The examples assume those tests are not met. Campus has its own conditional reduction to a zero-foot front setback. No bonus eligibility is assumed or modeled.
